Appraisal or Market Value

I recently had my home appraised and was really surprised that the appraisal was much lower than the market value is for my area. Should I use the appraisal or the market value to set the price for my home? |

If the appraisal was lower then market value by any ammount, I would definately be looking at getting a second opinion on this prior to putting your house up,
Dont' you think it would make sense? |

Yes, I am a little confused about the whole thing. I want to get the best price for my home that I possibly can. You would think I should be able to list it at market value for my neighborhood, but I just want to make sure I'm doing the right thing.

When you actually sell,you will always get less than the market value.Don't be confused,'cause this happens with everyone.Go in for a price 7% lower than the market value and that will be the best bargain.
