Appraisal or Market Value

I recently had my home appraised and was really surprised that the appraisal was much lower than the market value is for my area.

Should I use the appraisal or the market value to set the price for my home?

Hi

If the appraisal was lower then market value by any ammount, I would definately be looking at getting a second opinion on this  prior to putting your house up,

Dont' you think it would make sense?

Yes, I am a little confused about the whole thing.  I want to get the best price for my home that I possibly can.  You would think I should be able to list it at market value for my neighborhood, but I just want to make sure I'm doing the right thing.

When you actually sell, you will always get less than the market value.Don't be confused,'cause this happens with everyone.Go in for a price 7% lower than the market value and that will be the best bargain.
